What lease terms do you offer?

How much is the application fee?

The application fee is $75 per applicant. Additionally, there is a $250 non-refundable admin fee charged once the application is approved.

Is renters insurance required?

Proof of renters insurance is required at move in. Minimum insurance requirements are $100,000 of liability coverage and $10,000 for personal contents.

Are resident able to pay rent online?

Electronic payments are required. Rent payments can be made through the resident portal. ACH payments are not subject to a convenience fee. Credit cards including MasterCard, Visa, and American Express are accepted; however, these credit card payments incur higher convenience fees compared to debit card payments which also incur fees based upon the amount of money being processed on the card.

Are utilities included in the rent?

No, water/sewer and electric are separately metered and billed monthly through the property’s third party billing provider. Trash is a flat rate of $10 per month.

Is parking included?

Yes. Every apartment includes a one- or two-car attached garage. In addition, a dedicated visitor parking lot is available for guests.

Are the apartments furnished?

No.

Is the community pet-friendly?

Yes, two pets per apartment are allowed with no weight or size limit. All applicants are required to create a pet profile with Pet Screening that includes a photo and other documentation as well as answer some questions about their pet. A fee is required to setup the profile. Breed restrictions include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, German Shepherds, Dobermans, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies. This applies to full or partial breeds. Applicants with service or support animals must submit documentation to PetScreening for approval. Emotional support animals need to be registered, and pet screening will approve all documents related to them.

What schools and public transit options are nearby?

The community is located within the North Penn School District, with nearby schools including Walton Farm Elementary School, Pennbrook Middle School, and North Penn High School. Residents are also close to several colleges and universities, including Gwynedd Mercy College, Ursinus College, Montgomery County Community College, and Delaware Valley College. Residents have convenient access to SEPTA public transportation, with the Lansdale/Doylestown Regional Rail Line less than a 10-minute drive away. In addition, three SEPTA bus routes serve the Lansdale area: Route 94, connecting southern Lansdale with Montgomery Mall and Chestnut Hill; Route 96, providing service to the Norristown Transportation Center; and Route 132, linking Lansdale with Montgomery Mall and Telford.
